Water Heater Service in Northdale & University District

Water heater service for the rental housing north of Columbia Street and between the two universities — Northdale, the streets off Albert and Hazel, and the purpose-built buildings along King Street North.

The university district is landlord territory, and water heaters here are a portfolio problem rather than a household one. An owner may have a converted house with a tank per unit, a row of townhouses each with its own, or an interest in a mid-rise where the tanks sit in closets above other people's ceilings. Three things define the work. Speed on no-hot-water calls, because a unit full of students with no hot water is a vital-service problem and a reputation problem by lunchtime. Scheduling, because the City of Waterloo's rental licence package requires a gas appliance inspection form from a certified gas fitter for each unit and renewals come around every year, so a single visit per property that does the inspection, the flush and any repairs is worth organising. And timing, because replacements are far cheaper to do in July than in exam week. Many of these tanks are rentals placed when the property was bought, and the buy-out arithmetic for a landlord with several units is different from a homeowner's and generally favours owning. Electric tanks in older converted houses, and the 240-volt circuits behind them, are handled to Electrical Safety Authority requirements.

Frequently asked questions

Do you serve St. Jacobs, Conestogo and the Woolwich villages?

Yes, on the same terms as the city. Outside Waterloo the building permit question goes to Woolwich Township's building department rather than the City's, and some rural properties are on propane or a private well, both of which we ask about on the phone.

Are the rules different for a rental licence in each neighbourhood?

No. Waterloo's residential rental licence is a City-wide program, and the gas appliance inspection form in the application package is the same whether the unit is in Northdale or Lakeshore. What differs is how many tanks you have and how far apart they are, which is a scheduling question.

Is the TSSA requirement the same across the Region?

Yes. Certification and contractor registration are provincial, so the same G.2 requirement applies in every neighbourhood and township. Only the municipal permit and licensing rules change at the city line.
