Annual Flush & Maintenance · Waterloo
Water Heater Flush, Maintenance and Landlord Inspections in Waterloo
In Waterloo Region's water a tank that is never flushed dies years early, and a landlord's tanks also need a certified gas inspection on paper every year. One scheduled visit does both.
Water heater maintenance is the part of the trade nobody calls about until the tank has already failed, and in this region that is a costly habit. The Region of Waterloo describes its groundwater supply as hard and says scale builds up inside appliances. A tank that is flushed yearly and has its anode checked lasts toward the long end of its life; one that is not fails toward the short end. For a homeowner that is the difference of several years on one tank. For a landlord with a dozen tanks it is the difference between replacing one or two a year on a schedule and replacing them in a cluster when the tenants are mid-term.
What the annual visit covers
- Sediment flush. The tank is drained through the drain valve until the water runs clear, breaking up the mineral layer on the bottom before it hardens into something a flush cannot move. On a tank that has never been flushed, the first visit may show that it is already too late, and we say so.
- Anode rod. The sacrificial anode corrodes so the tank does not. In hard, softened or iron-bearing water it can be gone in a few years, and a tank with a spent anode is rusting from the inside. Checking it and replacing it when it is largely consumed is the single most effective thing that extends a tank's life.
- Relief valve. Tested for operation and checked for drip, which can point at high house pressure or a missing expansion tank.
- Venting and combustion. On gas tanks: draft and spillage on an atmospheric unit, the exterior termination and pressure switch on a power-vent, and the condition of the burner and flame.
- Connections and pan. Fittings, flex connectors, the drain pan and its drain.
- Tankless. Descaling, inlet filter and condensate neutraliser, covered on the tankless page.
Landlords: the rental licence form
The City of Waterloo licenses low-rise residential rentals and renews the licence annually, with new licensing requirements taking effect July 1, 2026. The licence application package requires a gas or oil fuelled appliance inspection form completed by a Class 1 or Class 2 gas fitter, carrying the contractor's TSSA registration number, one form per unit, or a signed declaration where a unit has no such appliance. A gas water heater is a gas-fuelled appliance in the unit, and the City's licensing office confirms the exact scope of the form for your property. The practical approach is a single scheduled visit per address: the furnace and water heater are inspected together, the tank is flushed, small repairs are done on the spot, and you receive the completed form and a plain report on which tanks are approaching the end. We schedule around exam periods and move-in week, and we keep a record per address so the next year's visit is already in the calendar.
Homeowners
For a single house the visit is simpler: flush, anode, relief valve, venting, a look at the pan and fittings, and a straight word on how many years the tank likely has left. Done in the autumn, before the heating season, it also catches the power-vent terminations that a summer deck or a new dryer vent has compromised.
Softeners
A softener set to the local hardness is the best protection a water heater has here. Where one exists, the Region offers a one-time rebate for re-plumbing it to soften hot water only, which protects the heater and leaves cold drinking water unsoftened; that is a plumbing change we can do alongside the heater work if it suits you.
Frequently asked questions
How often should a water heater be flushed in Waterloo?
Once a year on unsoftened water, which is what the Region's hardness implies. With a correctly set softener every other year can be enough for a tank, but the anode still wants an annual look.
Can you do the rental licence gas inspection form for all my units?
Yes. The form in the City's licence package must be completed by a Class 1 or Class 2 gas fitter with a TSSA registration number, one per unit, and that is what our G.2 technicians do on a scheduled visit per property. Confirm with the City's licensing office which appliances the form covers for your building.
Is an anode replacement worth it on an older tank?
On a tank under eight years old with a sound shell, yes, it is the best money you can spend on it. On a tank already rumbling and weeping it is not, and we tell you which you have.
