Rental Water Heater Buy-Out and Replacement in Waterloo
Builder-placed rentals are everywhere on the west side, and near the universities an owner can be paying rent on a dozen tanks at once. Whether to keep paying is arithmetic, and the arithmetic is different for a homeowner and a landlord.
In Waterloo the gas utility is Enbridge and rental water heaters belong to private rental companies, often placed by the builder at construction so the first owner never chose the tank or the contract. Twelve years on, the Laurelwood and Columbia Forest houses are reaching the point where that tank is failing, and the owner meets the rental contract for the first time at the worst possible moment. Near the universities the pattern is multiplied: an investor bought three or four properties with a rental in each unit, and the monthly fees add up to a real line on the operating statement.
The homeowner's arithmetic
A rental fee buys the use of a tank and repair cover. Over a tank's life in this hard water — eight to twelve years — the total paid is almost always well above the cost of buying and installing the same unit. In exchange there is no up-front cost and repairs are someone else's problem. Whether that is a good trade depends on how long you are staying, how much you value the repair cover, and what the buy-out figure is today. We put three numbers side by side: the buy-out, a new owned unit installed, and the rent you would pay over the next several years. Then it is your call.
The landlord's arithmetic
For an owner of several units the fee is a recurring operating cost on each one, and the repair cover is worth less than it looks because the rental company's response time is not within your control when a tenant has no hot water. Owning the tanks means the maintenance and the inspection form for the City's rental licence are done on your schedule by your contractor, and the capital cost is depreciated. It also means a failure is your cost. Most landlords with more than a couple of units find owning wins; the exceptions are properties they plan to sell soon. We run the numbers per property.
Buy-out or return
You can buy the existing tank at the figure in your contract, sensible if it is young and sound. Or you can have it removed and returned and install a new owned unit, sensible if it is old, undersized or the wrong type. The contract governs: it sets the buy-out schedule, any termination or removal charges, and how the tank is to be returned. We coordinate the removal and return with the rental company's process; the cancellation itself comes from you as the account holder, and we tell you exactly what to ask for.
Your rights
Ontario bars water heaters, furnaces, air conditioners and water treatment devices from being offered or sold at your home unless you initiated the contact, and a contract signed at home carries a 10-day cooling-off period from the day you receive the written copy. If a rental contract was signed at the door and you never received a proper written copy, Consumer Protection Ontario is the place to ask about your options. This site is not a rental company and does not sell rental contracts; the contractor installs what you own.
Buying a house with a rental in it
Ask before closing whether the water heater is a rental and with whom. The contract typically transfers with the house, and the time to negotiate who pays the buy-out is before the sale closes.
Frequently asked questions
How do I tell if my tank is a rental?
Look for a rental company's sticker on the tank and a rental line on your gas or utility bill. Recent buyers will find rental items listed in the purchase agreement. If you still cannot tell, the technician can usually identify it on the visit.
Will you handle the rental company for me?
We coordinate the removal and return under their process and tell you what to say when you call. The cancellation has to come from you as the account holder.
Is buying out always cheaper than renting?
No. A young tank with a low buy-out is often worth buying. An old tank with a high buy-out and years of rent still to run usually is not, and returning it for a new owned unit works out better. Both figures are shown.
