Water Heater Service in Lakeshore

Water heater service across Lakeshore, Lakeshore North and the streets around Lexington and Northfield.

Lakeshore's houses are older than the west-side subdivisions and most are on their second or third tank, which means the mechanical room has been changed by several hands. The common picture is a furnace that has been upgraded to a condensing unit venting out the wall and an atmospheric water heater left alone on a chimney built for both, with white staining on the brick outside and rust at the draft hood inside as the exhaust condenses in a flue that is now too big for it. The replacement that fixes that is a power-vent or direct-vent unit, and the chimney connection is capped so the basement is not drawing cold air down it. Basements here are mostly finished, so a pan and a routed relief discharge are standard. Rentals are less universal than on the west side but far from rare, and a tank that came with the house twenty years ago may still be generating a monthly fee. Hard-water sediment in a tank that has been there a decade or more without a flush is the usual reason a repair call turns into a replacement quote.

Frequently asked questions

Do you serve St. Jacobs, Conestogo and the Woolwich villages?

Yes, on the same terms as the city. Outside Waterloo the building permit question goes to Woolwich Township's building department rather than the City's, and some rural properties are on propane or a private well, both of which we ask about on the phone.

Are the rules different for a rental licence in each neighbourhood?

No. Waterloo's residential rental licence is a City-wide program, and the gas appliance inspection form in the application package is the same whether the unit is in Northdale or Lakeshore. What differs is how many tanks you have and how far apart they are, which is a scheduling question.

Is the TSSA requirement the same across the Region?

Yes. Certification and contractor registration are provincial, so the same G.2 requirement applies in every neighbourhood and township. Only the municipal permit and licensing rules change at the city line.
